Land Leases

Grazing, hay, and access leases structured so the operator makes money and the ground comes out of the season better than it went in.

Not every acre should be run by us, and not every acre should sit idle. Where a neighboring outfit or a specialized operator can do better work than we can, we lease — with stocking rates, rest periods, and infrastructure obligations written into the agreement instead of left to goodwill.

Seasonal grazing

Summer and shoulder-season grazing on measured AUM terms with defined stocking density, rotation schedules, and rest requirements. Water development and fence responsibilities are spelled out before a single head is turned out.

Hay and crop ground

Irrigated and dryland hay leases on multi-year terms, structured as cash rent or crop share depending on water reliability and input risk. Irrigation scheduling stays coordinated with our own operations.

Recreational access

Limited, controlled access agreements for hunting, fishing, and horseback use on defined units. Capped party sizes, seasonal windows, and posted boundaries protect both the resource and neighboring landowners.

Stewardship terms

Every lease carries range monitoring, noxious weed control, and end-of-term condition standards. We walk the ground with lessees at turnout and again at pull, and renewals follow performance.
